How Much Does It Cost to Paint a House in Baltimore? (2026 Prices)

People ask me this every week, usually in the first thirty seconds of the call: "Victor, ballpark, what's it going to cost?" So here's the straight answer, the same one I give on the phone.

Quick answer: 2026 painting prices in the Baltimore area

ProjectTypical range
Interior painting (a few rooms up to a whole house)$1,500 to $8,000
Whole interior repaint, 2,500 to 3,500 sq ft home$4,500 to $9,000
Exterior painting (with power washing, caulking, two coats)$3,000 to $15,000
Painting a bathroom, with new hardware and light fixture$800 to $1,500

Those are real ranges from the jobs we price. Your number depends on your house, and I'll explain exactly what moves it.

What makes an interior paint job cost more (or less)

Prep. This is the big one, and it's where cheap quotes cut corners. Patching nail holes and cracks, sanding, caulking trim, priming stains and repairs. Baltimore's older homes, especially plaster walls in rowhouses in Federal Hill, Fells Point and Hampden, often need more of it. Good prep is why a paint job looks clean for ten years instead of two.

How much you're painting. Walls only is one price. Walls, ceilings, trim, doors, and crown molding is another. Trim and doors take real time with a brush.

Color changes. Going from dark red to a light gray takes more coats than refreshing the same color. We'll tell you up front if your color change needs a primer coat.

Ceiling height and stairwells. Two-story foyers and stairwells need ladders, planks, and more time.

The paint itself. We use Benjamin Moore and Sherwin-Williams, picked for each surface. Not sure on color? Read how to choose interior paint colors for Baltimore homes. Cheap paint saves a little up front and costs you a repaint years sooner.

Moving and protecting your stuff. We move furniture, cover floors, and clean up. That's part of the job, and it should be in any quote you get.

What drives exterior painting costs in Baltimore

Height and access. A two-story colonial in Towson or Ellicott City takes more setup than a ranch in Parkville or Dundalk. Rowhouses are their own animal: often just a front and back to paint, but tight access and neighbors on both sides.

Condition of the surface. Peeling paint has to come off. Rotted trim has to be repaired before it's painted. Paint over rot and you've wasted your money. Here's how long exterior paint really lasts in Maryland, and what shortens it.

Power washing and caulking. Every exterior we do starts with a wash and proper caulking. Skip those and the new paint fails early.

Trim and detail. Shutters, porch railings, window trim, and columns add time. Heavy trim pushes a job toward the top of the range.

Weather. In Maryland, exterior paint goes on when it's warm and dry enough to cure, generally spring through fall. If you want a spring exterior, book the estimate in the winter. Interior work, we do all year, and winter is a great time to get on the schedule.

Homes built before 1978

A lot of Baltimore homes were built before 1978, which means there may be lead paint under the newer layers. Any contractor disturbing that paint is supposed to follow lead-safe work practices. It's not optional, and it protects your family. If someone quoting your older home doesn't bring it up, ask them about it.

Why some painting quotes are so cheap

When one quote comes in way under the others, it's almost always for one of these reasons:

  • They're skipping prep.
  • One coat instead of two.
  • Contractor-grade paint instead of premium.
  • No license, no insurance.
  • The number is a teaser, and the "extras" show up later.

I wrote about a quote that was $3,000 cheaper and ended up costing $3,000 more. Worth five minutes before you sign anything.

How we price your job

I come out, walk through the rooms or around the house with you, and look at the condition of the surfaces. Then you get a written estimate that spells out the prep, the coats, the paint, and what's included. No pressure, no games.

Right now we're also taking 10% off painting and drywall work when you book your free estimate.
